In July 2006, I left Seattle and moved to Virginia after getting married.
I was young, fresh out of high school, and suddenly living far away from the people and places that had always felt familiar to me. I didn’t know many people in Virginia, and I missed my family deeply.
At first, everything felt new.
I didn’t know the area. I didn’t know where to go, who to ask for help, or how to find my place.
I was trying to adjust to marriage, adulthood, and a completely different environment all at the same time.
And a lot of the time, I felt like I had to figure everything out on my own.
But little by little, something started to change.
Instead of staying inside what felt unfamiliar, I started exploring.
I learned more about Virginia and the entire DMV area. I discovered different neighborhoods, communities, places to visit, and opportunities I never knew existed.
I started paying attention to what made each area feel different.
I remember experiencing fall in a completely new way.
The changing leaves, the colors, and eventually getting to experience all four seasons made Virginia begin to feel special to me.
What once felt unfamiliar slowly started to feel like home.
As the years passed, I learned something important: building a life in a new place doesn’t happen all at once.
It happens one decision at a time.
You learn the area. You ask questions. You find opportunities.
You make choices for yourself and your family.
And eventually, the place that once made you feel uncertain becomes a place where you feel grounded.
That experience has stayed with me.
It taught me what it feels like to be overwhelmed, to miss the support you once had, and to wonder whether you’re making the right decisions while trying to build a better future.
And that is one of the reasons I care so deeply about the women I serve today.
I understand what it means to carry responsibility while trying to figure things out. I understand how important it is to feel supported when you’re making a major life decision.
For a single mom, buying a home is about so much more than bedrooms, bathrooms, or square footage.
It can mean finally creating a place where your children feel settled.
It can mean having something that belongs to your family.
It can mean independence, security, and the confidence that comes from knowing you are building something for the future.
My job is not simply to show you houses.
My job is to help make the journey feel less confusing, less overwhelming, and less lonely.
I want you to understand your options, feel confident in your decisions, and know that you have someone beside you who genuinely cares about where you and your children end up.
Because sometimes creating a home begins long before you receive the keys.
It begins when you finally believe you can build the life you’ve been working so hard for.
I help single moms balancing work, children, and finances achieve stable homeownership for their families.

What are the first steps I should take when considering buying a home in Virginia?
Start by assessing your financial situation, including credit score, savings for a down payment, and budget. Then, get pre-approved for a mortgage to understand your buying power.
This depends on your long-term plans, financial stability, and lifestyle preferences. Buying can be a good investment and offer stability, but renting provides flexibility and less responsibility for maintenance.
What should I know about the Virginia real estate market before buying?
Research local market trends, such as average home prices, inventory levels, and the typical time homes stay on the market. This can vary greatly between urban areas like Detroit and rural regions.
How much down payment do I need to buy a home in Virginia?
Typically, a down payment of 20% is ideal to avoid private mortgage insurance (PMI). However, there are programs available that allow lower down payments, even as low as 3-5%.
Are there any first-time homebuyer programs or incentives in Virginia?
Yes, Virginia offers several programs for first-time homebuyers, including down payment assistance and tax credits. Check with the State Housing Development Authority for current programs.
What are the key factors to consider when choosing a location to buy a home in Virginia?
Consider factors like proximity to work, quality of local schools, neighborhood safety, local amenities, and potential for property value appreciation.
As a renter, how can I prepare for the transition to owning a home in Virginia?
Start saving for a down payment and closing costs, work on improving your credit score, and begin researching different neighborhoods and types of homes that fit your budget and lifestyle.
What are the average property taxes in Virginia, and how do they affect home affordability?
Property taxes in Virginia vary by location. It's important to factor in these costs when determining the affordability of a home, as they can significantly impact your monthly budget.
How do I find a reliable real estate agent in Virginia?
Look for an agent with experience in your desired area and a strong track record of helping buyers. Ask for referrals from friends or family, or search for agents with positive reviews online.
What are the common pitfalls to avoid when buying a home in Virginia?
Avoid overextending your budget, neglecting home inspections, ignoring neighborhood research, and rushing into a purchase without proper due diligence. Take your time to make a well-informed decision.
